20年前的一個風雪晚上，一個妙齡少女離奇地死在該酒店式住宅1303房間。自此每有新租客入住1303號房間。定必難逃劫數，枉死在單位！這個不解之謎一直延至20年後的今天，主角 – Yuka 不幸地亦簽下了這份死亡租約，還滿心歡喜地搬進1303號房。在佈置新居的時候，一陣陰風直撲Yuka臉上。一連串怪異事件令她感覺到屋內其實不止她一個人。但樂天的Yuka仍懞然不知。當晚她與一班朋友開狂歡派對慶祝新居入伙，正當大家興高采烈之際，Yuka突然直衝露台跳下，頭顱流出的鮮血把地上的白雪染得通紅，慘死在月亮的餘輝下。鮮血流到一個小女孩腳前，神秘的小女孩狠狠盯著屍體，發出陰森得令人毛骨悚然的微笑……Yuka的姊姊Maiko來到1303號房替妹妹收拾遺物，收拾遺物的同時竟給Maiko發現了一個隱藏了20年的秘密。就在這個時候，凶靈從四方八面破空撲向Maiko身軀，結果…………
